May 30th, 2009. Our first visit to our potential project.
Our agent, Doug Law, warned us that; "it doesn't show well" and "might need some repairs".

This is the road side of the 40 foot wide barn, but it's on a 50 foot wide lot?? Hmm, seems kinda silly

Okay, there is about 6 feet along here. How can we get anything back here?
The back side of the barn. Everything seems good so far?

Hmm, I wonder what the wire was for?

Well there it is! What's with the trailer so close to the house?

We found that green ladder about a block from our house, laying in the middle of the road. The ladder Gods smiled on us today.

What a mess, trees and limbs everywhere.

More wires, and that tree might have to go!

That electrical pole couldn't be in a worse spot. How do you plan to get this trailer out of here?

Hmm, this is looking up.
That might even be a sandy beach with a bit of work?
Where is the lot line?
I know he's in there somewhere?
We love the view, and the lot is nice. Now let's take a closer look at the cottage.

I see the patio door is cloudy, the roof has a ton of debris, and the shed has collapsed.

The roof line appears straight. That tower has to go.
There is a bit of rot on the wall, and the well wiring appears hazardous.

It certainly needs some cleanup and some TLC. The deck looks a little questionable too.

Okay, make that a LOT of cleanup and TLC.

What happend in here?

I think once it's cleaned up, the kitchen could be nice?

is that a milk can?

A little alcove to the 2 bedrooms.

Could that trailer be any closer to the window?

What's with all of the wires?

I've seen enough of that room.
Hmm, that's charming.
Cowboy wallpaper, nice decor.
Nice, sliding vinyl doors.
Oops.
A giant TV, on top of the wood stove, on top of bricks. That has to do wonders for the floor.
I guess we won't try the wood burning stove?

Looks like a little water damage too, right over the giant TV!

Nope not a fish-eye lens, the ceiling really sags.

Let's check out the bathroom and the kitchen?

Good place for a mop! The mice ate the TP
Sweet countertop. It's held up with can goods.
Okay, I've seen enough, let check out the kitchen.
Well I'm ready to move in
That's a safe looking heat source. What's that on the wall?
Honestly, should that be right next to the sink?
Never mind, did I mention how nice the view is?
Why are you measuring, shouldn't we just knock it down?

Let's go back oustside

The collapsed shed is up against the wall.

Nice, bare OSB, now that's durable. The cottage wall was painted around the shed.

More wires!
This side hasn't seen daylight in a while. There are trees growing against the siding.
That area near the deck doesn't look favorable. Even the patch in the siding is starting to rot!

The deck sure feels a little weak.

Wonderful, a single 4x4 beam down the middle of a 16 foot span. No wonder is sags.
The ledger is held up with a car jack and a brick. The center 4x4 is cracked in the middle, and if you look closely, the steps are held up with a scissor jack.
According to the sales listing, the well condition is "unknown".

I can say for sure, the well pump condition is JUNK! Wires everywhere, hoses of all sorts, and it half buried in sand

Let's take a peek in the crawl space.

It's not much different than the inside, junk, wires and dirt.

Good, I see the area under the wood stove has some extra support.

I'm no expert, but I'm pretty sure I shouldn't see daylight under that far joist?

Yep, just a bit of rot. That explains the jack under the deck.
A mixture of copper and poly plumbing with galvanized drains, this can't be good.
Let's see what's on the other side?
Yea, someone forgot to excavate before the place was built.

The pipes look to be in poor shape and it smells like the drains aren't functioning. There are signs of past plumbing and floor work back there too.

Okay I've seen enough, let's go look at the barn

What a mess in here too! Junk, wires, and dirt.
More fancy wiring.
Wow, junk as far as the eye can see.

And I thought I was a pack-rat!

Not a good place to store clothes. The mice love to live in the pockets
Hey, there is a car in the middle of junk!
Okay Doug, we've seen enough!

As silly as this sounds, let's make them an offer
